IN ORDER TO PROCESS WORK ORDERS IN THE MOST EFFICIENT WAY, PELICAN WILL REACH OUT TO YOU THROUGH EMAIL COMMUNICATION IN REGARDS TO YOUR WORK ORDER IF WE ARE YOUR PROPERTY MANAGER'S 3RD PARTY VENDOR. ALL COMMUNICATONS FROM YOU TO US SHOULD BE THROUGH EMAIL. IF YOU NEED UPDATES ON YOUR WORK ORDER OUTSIDE OF SCHEDULING, PLEASE REQUEST FROM YOUR PROPERTY MANAGEMENT COMPANY. WE PROVIDE UPDATES TO YOUR PROPERTY MANAGEMENT COMPANY VIA THEIR PORTAL WHEN WE HAVE THE INFORMATION AVAILABLE TO US SO THEY WILL ALWAYS HAVE THE MOST UP-TO-DATE INFORMAITON WE HAVE AVAILABLE.   


PLEASE READ ALL COMMUNICATIONS FROM US CAREFULLY, AS IMPORTANT DETAILS FOR PROCESSING AND WHAT TO EXPECT ARE INCLUDED. YOU WILL RECEIVE AN EMAIL FROM US ACKNOWLEDGING OUR RECEIPT OF THE ASSIGNED WORK ORDER WITHIN 48 BUSINESS HOURS OF THE ASSIGNMENT. WORK ORDERS RECEIVED BEFORE NOON WILL BE STARTED THE NEXT BUSINESS DAY. WORK ORDERS RECEIVED ON SATURDAY,  SUNDAY OR HOLIDAYS WILL HAVE OUR PROCESSING STARTED THE FOLLOWING BUSINESS DAY. ON OCCASION YOUR PROPERTY MANAGEMENT COMPANY MAY REQUEST THAT WE ADDRESS AN ISSUE ON A WEEKEND OR AFTER HOURS. THESE REQUESTS WILL BE SUBJECT TO THE AVAILABILITY OF OUR SCHEDULE AND ARE NOT CONSIDERED A REQUIREMENT BY THE PROPERTY MANAGEMENT COMPANY. IF WE ARE ABLE TO FULLFILL THESE REQUESTS WE WILL REACH OUT FOR SCHEDULING. THERE IS NO NEED TO CALL US FOR SCHEDULING.


PER OUR AGREEMENTS WITH PROPERTY MANAGEMENT COMPANIES, PELICAN IS NOT RESPONSIBLE TO REPORT THE ISSUE OR THE PROPOSED RESOLUTIONS TO THE PROBLEM TO THE RESIDENTS OF THE PROPERTY. WE ASSESS THE EQUIPMENT, PROVIDE OPTIONS AND QUOTATIONS TO YOUR PROPERTY MANAGEMENT COMPANY AND WAIT FOR THEIR APPROVAL. ONCE THE REPAIRS ARE APPROVED AND PARTS ARE ON HAND FOR THE REPAIR, PELICAN WILL REACH BACK OUT TO YOU FOR A REPAIR OR REPLACEMENT APPOINTMENT. PLEASE NOTE THAT THERE HAVE BEEN HVAC PARTS AND EQUIPMENT SHORTAGES IN THE HVAC INDUSTRY SINCE THE COVID-19 PANDEMIC STARTED AND THE INDUSTRY HAS NOT YET FULLY RECOVERED FROM THOSE SHORTAGES.
